The new tool for <strong>BREAAM ES<\/strong> simplifying environmental assessments for refurbishments and fitting-out works, removing the need for processes <strong>A medida<\/strong>.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Introduction<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">sustainability is no longer limited to new builds. Increasingly, <strong>reforms<\/strong> y <strong>conditions<\/strong> become the key tool for updating the built environment and reducing its environmental impact. A large part of the projects currently being developed in Spain consist of <strong>adapt existing buildings<\/strong> for new uses, to improve its efficiency or to update its interior design.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Until now, applying an environmental certification such as BREEAM ES to these types of projects has been a challenge: it has been necessary to resort to a Bespoke process, with specific technical and documentary adaptation for each case. This novelty marks a <strong>Before and after<\/strong> for environmental certification of renovations, <strong>Simplifying and streamlining<\/strong> the process.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In <strong>Evaluate<\/strong>, we had the privilege of participating as <strong>pilot project<\/strong>, working alongside BREEAM ES to test the annex and validate its practical application in a real-world case.<\/p>\n\n\n\n\n\n<h2 class=\"wp-block-heading\"><strong>A tool adapted to reforms<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The <a href=\"https:\/\/breeam.es\/el-nuevo-anexo-tecnico-de-breeam-es-permite-evaluar-la-sostenibilidad-de-proyectos-de-acondicionamiento\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Fitting Attachment<\/strong> <\/a>was established as an extension of the <strong>BREEAM ES New Construction 2015 Manual<\/strong>, with the aim of adapting the BREEAM methodology to the particular context of <strong>Partial renovations<\/strong>, <strong>interior works<\/strong> o <strong>System updates<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With its publication, it is no longer necessary to carry out bespoke processes for this type of project.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The application structure is thus clearly defined:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Complete renovation or full refurbishment<\/strong> apply the <strong>BREEAM ES New Construction 2015 Manual<\/strong>, since the scope affects the building's structure, envelope and main systems.<\/li>\n\n\n\n<li><strong>Refurbishment or partial renovation<\/strong> apply the <strong>New BREEAM Refurbishment Annexe<\/strong>, intended for interventions that do not substantially alter the envelope or structure, but rather update interior spaces, installations, or finishes.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">This annex introduces <strong>revised requirements<\/strong> which replace part of the original content of the New Construction manual, adapting the credits to the reality of partial or interior works.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It also incorporates a <strong>specific assessment tool<\/strong>, which allows you to perform <strong>pre-assessments<\/strong> y <strong>Follow-ups<\/strong> of projects in a more agile and precise way.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How the BREEAM Refurbishment Addendum Works<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The annex structures the evaluation into <strong>four parts<\/strong>, which are applied based on the <strong>Real scope of the intervention<\/strong>.<br>If the work includes performances by <strong>Part 1 (encompassing structure)<\/strong>, the complete New Construction manual must be applied.<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Part 1 \u2013 Enclosure and structure.<\/strong> Applies when the work affects the building's main structural elements or thermal envelope.<\/li>\n\n\n\n<li><strong>Part 2 \u2013 Basic or central facilities.<\/strong> Evaluates common systems such as air conditioning, ventilation, or general plumbing.<\/li>\n\n\n\n<li><strong>Part 3 \u2013 Local Facilities.<\/strong> Consider the specific facilities of particular zones or floors within the property.<\/li>\n\n\n\n<li><strong>Part 4 \u2013 Interior Design.<\/strong> Include materials, finishes, interior lighting, acoustics, and environmental comfort.<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">Each project can <strong>activate only the parts that correspond to your scope<\/strong>, reducing the documentary burden and increasing the accuracy of the assessment.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This approach allows very diverse projects \u2013 from office refurbishments to HVAC upgrades or interior annex<\/strong><\/strong><\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">During the development phase of the Conditioning Annex, <strong>Evaluate<\/strong> participated as <strong>pilot project<\/strong>, applying the tool for the first time in a real conditioning case.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Working together with <strong>BREAAM ES<\/strong> allowed testing of the registration, assessment and documentation procedures, identification of improvement opportunities, and validation of the clarity of the new requirements.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thanks to this collaboration, it was proven that the <strong>BREEAM Fit-out<\/strong> Accelerates the certification process, simplifies technical interpretation, and ensures an evaluation <strong>Coherent and transparent<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This experience confirmed that the tool can be applied practically and effectively in projects of different scales, from partial interventions to tertiary use renovations.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong><strong><strong>Key advantages of the new approach<\/strong><\/strong><\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>BREEAM Fit-out<\/strong> It offers multiple benefits for advisors, developers, and
