En este art\u00edculo veremos este marco de evaluaci\u00f3n y certificaci\u00f3n con un enfoque pr\u00e1ctico: c\u00f3mo elegir el esquema correcto, c\u00f3mo se calcula el rating, qu\u00e9 cambia respecto a V6 y c\u00f3mo gestionar las evidencias para llegar a final de obra sin problemas.<\/p>\n\n\n\n\n\n<h2 class=\"wp-block-heading\"><strong>1. Qu\u00e9 es BREEAM International New Construction y cu\u00e1ndo aplica<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">BREEAM New Construction<strong> <\/strong>es un marco de evaluaci\u00f3n y <a href=\"https:\/\/evalore.es\/en\/wp\/service\/certificaciones-medioambientales\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>certificaci\u00f3n en sostenibilidad<\/strong><\/a> para proyectos y edificios que revisa dise\u00f1o, construcci\u00f3n, uso previsto y adaptabilidad, con un enfoque hol\u00edstico basado en mediciones y datos cient\u00edficos reales. En t\u00e9rminos generales es similar a <a href=\"https:\/\/evalore.es\/en\/wp\/certificacion-bream-de-edificacion-sostenible\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>BREEAM ES<\/strong><\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">BREEAM International puede aplicar a todos los pa\u00edses. Si el pa\u00eds cuenta con un esquema local, normalmente corresponde aplicar ese esquema nacional en lugar del internacional, como es el caso de <a href=\"https:\/\/evalore.es\/en\/wp\/que-es-la-certificacion-breeam\/\"><strong>Espa\u00f1a<\/strong><\/a>, UK y Alemania.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">De acuerdo al pa\u00eds en que se realiza el proyecto, se determina la herramienta de evaluaci\u00f3n, las ponderaciones, los est\u00e1ndares nacionales aprobados y las evidencias requeridas.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>2. De acuerdo al nivel que se busca lograr (<em>PASS\/GOOD\/VERY GOOD\/EXCELLENT\/OUTSTANDING<\/em>), hay unos cr\u00e9ditos m\u00ednimos obligatorios que se deben cumplir.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En<a href=\"https:\/\/breeam.com\/standards\/new-construction\" target=\"_blank\" rel=\"noreferrer noopener\"> <strong>BREEAM<\/strong><\/a> International las ponderaciones, es decir, los porcentajes que representa cada categor\u00eda en el marco general, pueden variar por pa\u00eds o regi\u00f3n.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-text-align-left has-contrast-3-color has-text-color has-link-color wp-elements-6cea4ac04645ed2d9246a5675d0deac1\"><span style=\"color: #000000;\"><strong><strong><strong>3. Un registro bien planteado evita rehacer estructura de evidencias y responsabilidades a mitad del camino, lo que significa retrasos en el proceso.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>2 \u2014 Estrategia de cr\u00e9ditos: <\/strong>Seleccionar cr\u00e9ditos por impacto\/esfuerzo y decidir pronto los requisitos m\u00ednimos del nivel objetivo (PASS\/GOOD\/VERY GOOD\/EXCELLENT\/OUTSTANDING).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>3 \u2014 Matriz de evidencias: <\/strong>Definir los responsables por secci\u00f3n para definir entregables, fechas y revisiones por parte de Evalore.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>4 \u2014 Etapa de Dise\u00f1o (opcional y recomendado): <\/strong>Asegurar el compromiso de todos los involucrados en etapas tempranas para alinear objetivos, licitaciones, compras y contratos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>5 \u2014 Post-Construction (obligatoria): <\/strong>Entregar evidencias de ejecuci\u00f3n y verificaci\u00f3n.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>6 \u2014 QA y emisi\u00f3n: <\/strong>Revisi\u00f3n y emisi\u00f3n del certificado tras control de calidad.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong><strong><strong>4. Qu\u00e9 cambia en la versi\u00f3n V7<\/strong><\/strong><\/strong><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The <a href=\"https:\/\/breeam.com\/breeam-newconstructionv7\" target=\"_blank\" rel=\"noreferrer noopener\">V7<\/a> se alinea mucho m\u00e1s con Taxonom\u00eda UE ya que refuerza el rumbo hacia la descarbonizaci\u00f3n, se enfoca en la consistencia del seguimiento y la verificaci\u00f3n mediante reportes. En la pr\u00e1ctica, BREEAM International exige decisiones tempranas m\u00e1s robustas y disciplina documental.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"color: #000000;\"><strong><strong><strong>5. Errores frecuentes y c\u00f3mo evitarlos<\/strong><\/strong><\/strong><\/span><\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Elegir el esquema incorrecto: <\/strong>Confirmar si existe esquema nacional\/NSO y si el International aplica.<\/li>\n\n\n\n<li><strong>Arrancar tarde sin estrategia de evidencias: <\/strong>Definir matriz de evidencias, responsables y controles. Sin esto, la p\u00e9rdida de cr\u00e9ditos suele ser por falta de documentaci\u00f3n, no t\u00e9cnica.<\/li>\n\n\n\n<li><strong>No revisar requisitos m\u00ednimos en etapa conceptual: <\/strong>Si el objetivo es alto, revisar m\u00ednimos y su impacto en sistemas\/materialidad antes de licitar.<\/li>\n\n\n\n<li><strong>Asumir equivalencias sin aprobaci\u00f3n: <\/strong>Validar est\u00e1ndares locales y seguir el proceso de equivalencia.<\/li>\n\n\n\n<li><strong>Dejar la evidencia para el final: <\/strong>La evidencia se produce durante el proyecto; al final solo se ordena y verifica.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>6. Preguntas frecuentes (FAQ)<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\u00bfBREEAM New Construction caduca o requiere recertificaci\u00f3n?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">BREEAM New Construction valida la fase de dise\u00f1o y entrega as-built. Si se desea verificar desempe\u00f1o en operaci\u00f3n, se utiliza un esquema de edificios en uso (por ejemplo, BREEAM In-Use).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\u00bfQu\u00e9 diferencia pr\u00e1ctica hay entre Design Stage y Post-Construction?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Design Stage (opcional) permite certificar un rating interino con base en dise\u00f1o.
