WELL Core modalities<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Multi-tenant building<a href=\"https:\/\/support.wellcertified.com\/hc\/en-us\/articles\/25682192657175-Understand-WELL-Core-eligibility\">Several tenants<\/a>)<\/strong>: WELL Core certification may be applied for if at least 75% of the project area is occupied by one or more tenants and\/or is communal space accessible to tenants.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Mixed-use building<\/strong> Well established <a href=\"https:\/\/support.wellcertified.com\/hc\/en-us\/articles\/25682192657175-Understand-WELL-Core-eligibility\">specific criteria<\/a>; for example, it is stated that at least 60% of the area must be occupied by one or more tenants. If WELL Core applies to less than 60%, it is recommended that portions be registered as individual projects, as appropriate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Single-tenant (100% leased to a single tenant)<\/strong>: There are specific guidelines when the building is let to 100% to a <a href=\"https:\/\/support.wellcertified.com\/hc\/en-us\/articles\/25682288384535-Earn-WELL-Core-for-a-single-tenant-building\">sole tenant<\/a> and the operation or maintenance is transferred to the tenant.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>3. Key Aspects of WELL Core<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Minimum score<\/strong>A WELL Core project must meet all preconditions and achieve a combination of optimizations to reach <a href=\"https:\/\/support.wellcertified.com\/hc\/en-us\/articles\/25682231785111-Apply-requirements-to-WELL-Core-projects\">minimum 40 points<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Verification<\/strong>: This WELL standard requires that at least 2.5% of the total area be available for the <a href=\"https:\/\/www.wellcertified.com\/certification\/v2-pilot\/core\">Verification (measurements and visual inspection)<\/a>. It must include all communal areas and areas under the control of the building owner\/manager. Benefits for people's well-being<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">One <a href=\"https:\/\/www.sciencedirect.com\/science\/article\/pii\/S0360132322007697\">study published in Building and Environment<\/a> (pre- and post-occupancy assessments across multiple offices) found improvements in WELL-certified buildings, including: 30% in satisfaction, 26% in perceived wellbeing, 10% in reported mental health and 10 points (median) in perceived productivity.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These studies are not a clinical guarantee, but evidence of improved perceived experience, which impacts retention, reputation, and productive consistency of individuals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>6. Frequently Asked Questions (FAQ)<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>When is WELL Core suitable and when is WELL Standard suitable?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is usually the natural option for primarily leased buildings (base buildings).
